Spring Cleaning

Spring is in the air after a long winter season. It is time to put away those thick winter coats, breath in the fresh air and give your home a good clean and declutter in the process. This can be a really overwhelming task if you go at it without a plan and you might miss little things that shouldn’t be ignored. As a reminder, we have come up with a spring cleaning list that you shouldn’t forget when tackling this task! So open the windows wide, let in the fresh air, pop the radio on loud and let’s get started!

1. Wash seldom-cleaned linens.
This is really simple yet we almost always forget to do it. Take all the curtains in your home and load them into your washer. While waiting, you can wipe off your blinds or start cleaning a different area in your home.

2. Let in the light!
The sun is out and it is gorgeous! One way to ensure that you’re letting in all the light is to clean the windows really well, inside and outside. This can also be the perfect time to dust off your light fixtures if you don’t regularly do that. When the sources of light in your home are all clean and clear, you’ll find it brighter and more inviting!

3. Pay attention to nooks and crannies.
So important yet so easy to miss! Cobwebs in ceiling corners and dusty baseboards can often be ignored when doing your regular cleaning. Make this a fun task by getting your kids to help you with wiping the lower areas. Keep it easy by running a Swiffer dry sweeper along the tops of the baseboards.

4. Perform longer-term maintenance.
If you have leather couches, spend more time conditioning them. If your home is carpeted, give the carpets a good clean. Carpet cleaning is an important routine that you must never miss as it is expensive to constantly change it. Simply cleaning it regularly and giving it a good-steam cleaning once in a while will help you save money in the long run.

After cleaning, make your home smell delicious and lovely by diffusing essential oils or baking something wonderful. Invite friends over for brunch or host a fondue night. Share your clean, bright new home and make some new memories!

What is a Flex Room?

If we ask the question: “what does home mean to you?” the most common answer we’ll receive is exactly what you might be thinking right now; a home is a place where you live, where you create memories or a place for relaxing and fun. How we use our home space is always changing and because of that, it makes sense to have rooms in the home that can change too. In real estate, these are called flex rooms.

What is a Flex Room?
A flex room is essentially a space that can be used for a number of functions or can be customized to serve more than one purpose. It gives you more possibilities to tailor your home specific to what you and your family needs. Whether it’s an office, formal living room, a playroom or a music room, the possibilities are endless!
To make the most of this space, start by thinking about what your needs are. Perhaps you’re looking for a place to cultivate your hobbies, show off your book collection, or create a learning space for your kids.

1. Formal Living or Dining Room
Why have one when you can have two? Turning the flex room into a second living or dining room gives you the option of having both a formal space for guests and an informal space for family time.

2. Home Office or Study
When you want a space in the home where you can tune out distractions, a home office is an ideal space to accomplish just that. The flex room can provide a peaceful escape to work remotely.

3. Playroom or Homeschool Room
Your flex room can be a designated space within your home for school-related activities. This is a perfect example of how multi-purpose rooms can evolve over time. Today it’s a playroom, tomorrow it’s a homework station, and in the future, it could be your hobby room.

There is also more variety in the floorplan which means that finding a layout that suits your needs is higher than the standardized layouts for condos or townhomes.

Improving Affordability: Support for First-Time Home Buyers

There is nothing more exciting (or stressful) than purchasing your first home. For many people, it is a time of adventure, but for others, it can be a little scary deciding whether or not they’re ready. The federal government wants to make homeownership more accessible and affordable for first-time home buyers and to do so, is introducing the First-Time Home Buyer Incentive administered by Canada Mortgage and Housing Corp. (CMHC).

With this incentive, CMHC provides 10% of a first-time buyer’s purchase of a new build in exchange for an equity stake, allowing for smaller mortgages that will keep monthly payments lower! The incentive is available to first-time homebuyers with qualified annual incomes of $120,000 or less.

It’s Buy Time: When to Purchase a New Home

When it comes to buying new builds, the first thing you need to think about is when you want to move in. At North Ridge Development, we have two options for newly built homes, quick possession homes and developing homes.

Quick possession homes are move-in ready, they’re entirely built and just waiting for a family to move in and fill the rooms with love and laughter. If you have a short timeline, you may not be able to wait for a developing home which means that your options will be fewer, but you won’t have to wait very long.

Developing homes are in progress, whether that be in the planning stage or actual building process. The timelines with developing homes are usually quite a bit longer than with quick possession homes because they are not yet move-in ready. If you are willing to wait or if you have a longer timeline, developing homes allow you to be more involved in the development of your home.

So, when you’re looking at purchasing a new home, think about your expected move-in date and once you’ve determined how long you need you can narrow down the type of home you can/want to purchase.
